LISTED PROPERTY developer Robinsons Land Corp. is set to convert the one-hectare former site of the Medical City in Ortigas into a mixed-use residential complex.

In a media launch yesterday, company President Frederick D. Go said the project would consist of two residential towers, a hotel, and an office building.

“This is a strong opportunity for us to build a prime project in the Ortigas Central Business District (CBD),” he said.

Mr. Go noted that Robinsons Land is already known for developing the Cybergate Complex in Mandaluyong and Pasig cities aimed at business process out-sourcing companies.

While declining to disclose the project cost, Mr. Go said the company would first construct a 29-storey residential tower which would be marketed to rich buyers.

“We dedicated a sales team committed to the higher end of the market, from our usual mid-income market. This is our first upscale project from a pool of three and this will be our high-end project in the Ortigas CBD,” the Robinsons Land chief told reporters.

The two residential towers, named Sonata Private Residences, would be offering one- to three-bedroom units at a minimum price of P2.9 million.

Mybelle V. Aragon-Gobio, vice-president for business development, said the number of units per floor decreases as one goes up, based on a principle of “privacy.”

“Here you cannot expand horizontally or vertically. What’s unique with this project is that there are certain floors wherein units contain one bedroom. Other floors have two bedrooms and succeeding floors, as you go up, have three bedrooms,” she said.

Unit sizes, which will vary from 36 square meters to 155 square meters, will have their own balconies.

The two residential towers will be connected through the second floor, which will also serve as an area for amenities such as a private theater, a music room, a lounge reading area, and a gym.

The Sonata Private Residences will be completed by 2012, Mr. Go said. The design for the hotel and office components has yet to be finalized.

“The office building would be launched in the latter part of the year and as far as the hotel is concerned, we’re still in the process of choosing which hotel operator we’ll go with. There’s no timetable yet,” he said.

The Sonata Private Residences is the first of the three residential condominiums scheduled to be launched by Robinsons Land this year.

“The other high-end residential project will be in Fort Bonifacio Global City, and the other in the Cybergate Complex in Ortigas but [the latter is] for the middle-income market,” he said.

ANOTHER ICONIC landmark is set to rise in Fort Bonifacio, as Robinsons Land Corp. (RLC) constructs Trion Towers, the first three-tower development in the area.

In an interview, RLC Vice-President for Business Development Mybelle V. Aragon-Gobio said the Trion Towers would be completed by 2011.

“It’s the first three-tower development in Fort Bonifacio with 49-storey high. We’ve introduced a lot of design innovations, one of which is the alternating balcony. We basically put [a] balcony in every other floor so that gives you more space and natural air,” she said.

“Our configuration is tri-axial, like a letter Y, and then we have three points of ventilation. The hallways of each end are open so there’s natural air and light that would benefit the health of the residents while also saving on power,” she added.

Construction will start on the last quarter of 2008. Trion Towers is RLC’s fourth project in the Bonifacio Global City.

The project will offer 2,146 condominium units with at most 16 units on each floor. Units start at P3 million and come in one-, two, or three-bedroom cuts. Sizes range from 37 square meters (sqm) to 118 sqm.

Ms. Gobio said the upscale project would cater to start up families, businessmen and young professionals.

“We have tied up with a number of banks such as Metrobank [Metropolitan Bank & Trust Co.] and BPI [Bank of the Philippine Islands] to make the monthly payments more affordable. Our monthly amortizations is P19,500. We also have a step-up financing facility wherein every year we increase our monthly amortization marginally by 5% so for the yuppies, as they earn higher along the way the easier it is for them to pay,” she said.

Ms. Gobio said the company will conduct international road shows. “Local market is still dominant and larger by far. But we have an international marketing team and we have marketing managers that are assigned to regions — one for North America, one for AustralAsia, Europe and Middle East,” she said. — LNPL

An official from Robinsons Land Corp. (RLC) is optimistic, after laying out plans for its big-ticket project for Cebu, that more real estate developments are on the way.

“The company is on an expansion mode and Cebu will always be a very good market because it has all the criteria present,” said RLC assistant vice president for leisure and retirement John Reyna.

RLC is the real estate development arm of the Gokongwei Group.

Cebu’s economy, Reyna said, continues to be bullish due to the peace and order situation in the province. This, he added, has gained investors’ confidence in the local economy.

Reyna said the following make Cebu a magnet for investors: good infrastructure, accessibility, harmonious relationship between the private and public sectors, and good mix of business and leisure.

Reyna told news reporters that while he is not privy to details RLC has mapped out for its Cebu expansion, he is certain it will be under the company’s five major business developments.

AmiSa, a five-star, six-tower condominium resort that will RLC will build in Punta Engaño, Mactan, is the company’s first entry level high-end mixed-use facility composed of hotels, condominiums and an entertainment center.

The six towers that will be built in the area will supply 800 upscale, seaside condominiums units. The complex will also house a five-star resort that will offer 200 to 300 rooms.

Development of the first phase of the project is targeted to begin in the middle of next year.

On the other hand, RLC is planning to construct a three-story building that will house information technology (IT) facilities, retail outlets and a condominium hotel on the company’s 4,000-square meter property in Fuente Osmeña.

Earlier, Hermosilla Irizari, Robinsons Place Cebu complex administration manager, said the future building will be another mixed-use facility.

She said that while the company is yet to determine the target market for the new project, the future facility will not compete with Robinsons Place.

Reyna said RLC also has an existing four-hectare property at the Cebu City North Reclamation Area that is still not being utilized.

Meanwhile, Robinsons Homes Inc. (RHI) yesterday launched two residential projects—Blue Coast Residences and Aspen Heights.
